    A successful owner-operator in the New York real estate industry, Peter Hungerford heads PH Realty Capital as founder and managing principal. He founded the company in 2015 and has worked to build strategic capital partner relationships to buy value-add commercial properties throughout New York City and the larger tri-state area. As the company has grown, Peter Hungerford and his team have started considering deals further away and will essentially look at any property east of the Mississippi River. Investing across the entire capital stack, PH Realty Capital primarily focuses on acquiring, redeveloping, and repositioning distressed or otherwise underperforming properties. The company has the internal construction capabilities to turn properties around in a timely and cost-effective manner.  

     

    Before launching his career in real estate, Hungerford studied accounting and economics at Syracuse University. After graduating, he relocated to New York City and opened his own brokerage. Over the course of four years, this brokerage sold more than $100,000,000 in multifamily apartment buildings and facilitated more than 1,000 lease transactions. Eventually, Hungerford left the brokerage to pursue graduate studies at Columbia University and graduated with dual master’s degrees in finance and operations research. Both degrees inform how he evaluates deals within the larger context of the market.  

     

    After he graduated from Columbia, Peter Hungerford moved to Rochester, New York, and began purchasing distressed properties. While he initially completed smaller flips of single-family homes, he eventually began targeting much larger properties, such as foreclosed apartment complexes. He worked in Rochester for four years and built a portfolio of more than 1,000 units. With this foundation for working with distressed properties, he returned to New York City to launch PH Realty Capital and take advantage of new opportunities through expanded capital partnerships.
